In 1761, in what is the present day Border town of Kelso, James Dickson acquired an estate in the area known as Ednam. He drained the boggy land, built houses, and set up a weaving mill, a bleachfield and a brewery. He then used his profits to build Havannah House, now Ednam House, and the Cross Keys Hotel in Kelso Square. Adjoining the site is The Ednam Room, behind which the Playhouse Cinema opened in 1931.
By 1940 the Playhouse Cinema lessee was A.C. Pinder. There were 600 seats, a proscenium that was 30ft wide, an 18ft deep stage and two dressing rooms. This continued until at least 1963. The Playhouse Cinema had closed by 1966.
The Ednam Room - and, presumably, the former Playhouse - have been adapted for housing.
