The original Unique Theatre was no more than a store front in the turn of the (20th) century Conklin Building. The theatre opened around 1904-05 and presumably, closed in 1913 when the new, dedicated, free standing, Unique Theatre was opened a few doors away.
The space returned to retail use at that time. The building survived until a few years ago when it was levelled and condos built. Interestingly, the condo site also includes land on which the second Unique Theatre (laterly Rialto Theatre) had stood.

A picture of the Unique may be found on page 108 of Hans Henke’s “Patchogue, the Early Years”.
It’s interesting that this building survived over a hundred years until it was demolished for the condo project, but it’s successor was subjected to three fires over the years and only rebuilt twice.

In a newpaper article on March 21, 1913 it was announced that Nathan Goldstein, the manager of the Unique, was purchasing land on South Ocean Avenue for the purpose of building a new motion picture and vaudeville house at a cost of $25,000. The new theater was also called the Unique, and later Rialto. See listing on CT.
