Showcase Cinema de Lux Patriot Place

Located in a shopping center near the home of the New England Patriots NFL team, this theater has 14 screens as well as a restaurant and other amenities. It was opened on August 8, 2008. It was closed by Shocase Cinemas on January 10, 2026.

It has been taken over by Phoenix Theatres who will begin a renovation of the cinema.

There is a conflicting claim about the design of this theater. Two photos of the Patriot Place Showcase Cinemas De Lux appears on the web site of the Philadelphia architectural firm SPG3. A brief biography of architect Irving Shapiro (the S in SPG3) says this about the firm’s relationship to National Amusements:

“In 2000, spg3 was engaged by National Amusements, the parent company of Viacom and CBS. Mr. Shapiro worked closely with the president of National, to create a new experience for their cinema patrons worldwide. Between 2000 and 2008, National reinvented their brand and brought the concept of Cinema de lux to new buildings throughout the United States, Russia, Argentina and the United Kingdom. In the UK projects, the cinema was the entertainment anchor for several of the largest ‘urban regeneration’ projects being contemplated in Europe. The initial planning was done in collaboration with several acclaimed international design firms, including Foreign Office Architects, Chapman Taylor, Cesar Pelli and Westfield Architecture. In Moscow, the work was done in collaboration with Callison and IKEA’s in house design professionals.”
Apparently, SPG3 designed all of National Amusements' Cinema De Lux projects, even when the larger developments of which they were a part, such as Patriot Place, were designed by other firms, such as Arrowstreet. Arrowstreet did design a number of projects for Hoyts America, though, and SPG3 has designed some theaters for other chains.

The biography also mentions the firm’s earlier connection to General Cinema:

“Mr. Shapiro acted as the Executive Architect for General Cinema from 1995 through 2000. During this time, spg3 was responsible for all new General Cinema design and construction.”

Sowcase Live is still open and thriving with good entertainment. Right next to Showcase Cinemas and close to the CBS SCene.

National Amusements continued its ramping down of U.S. operations achieving an early lease termination at the Showcase in Patriot Place. Closing date would be announced in the future but was pegged in early 2026.

Opened on August 8, 2008. It was also the first movie theater to operate in Foxboro since the November 1991 closure of the triplex Orpheum Theatre.

Please update, theatre CLOSED on January 10, 2026. You could put renovating, Phoenix Theatres plan to take over the complex next summer.

Showcase Cinemas in Foxborough to hold last day of theater operations By Boston 25 News staff

FOXBOROUGH, MASS. — Showcase Cinemas in Foxborough will hold its last day of theater operations today, January 10.

“It has been our pleasure to serve the Foxboro community with great movie-going for many years. Due to a business decision our last day of cinema operations will be Saturday, January 10,” they said in a statement online.

Phoenix Theaters is expected to open their new flagship location in what is now Showcase next summer.

The Michigan-based chain announced plans to invest millions of dollars to refurbish the existing 14-screen theater, promising a new movie-going experience for local residents.

Upgrades to the theater will include heated and reclining seats, 4K projectors, and a new immersive sound system, enhancing the comfort and quality of the viewing experience.

Patriot Place cinema patrons and Starpass loyalty members in the meantime are urged to visit other Showcase Cinemas locations in Dedham, Randolph, and North Attleboro when the Foxboro theater closes.
