This theatre appears on the 1916 Sanborn. It was located in an old two story brick storefront, which was likely constructed in 1892 or 1893. The 1906 map shows this building as a restaurant.
The 1914-15 American Motion Picture Directory lists a Majestic Theatre, which could very well be this building. This was a rather shallow building, and the newly constructed Garden Theatre on the other side of the square (which was open by 1916) was the only theatre listed in 1926.
The building today is excellently preserved, with an original storefront. It is a bit shabby, and the ground floor has been vacant for a long time. There may be an apartment upstairs.

For what it’s worth, the old NRHP listing for downtown calls this the Valerius building. I did not get a picture of this theater, since it was a dismal rainy day when I passed through in 2010.
