Rex Theatre in Fairfax, Oklahoma, was the first theatre I can find. The theatre was in operation in 1923 but probably opened at little earlier. The Rex Theatre was opened until 1928. Research began tonight from a Facebook post regarding a theatre program produced for the Rex Theatre advertising movies in 1923.
