Regal Edwards West Covina & Screen X

The Edwards West Covina Stadium 18 opened on February 21, 1997 in the Lakes Center and has been operated by Regal Entertainment Group since 2000. By 2005 all of the shops and restaurants were open and a grand opening was celebrated in August of 2005.

Five years later things had changed drastically. The San Gabriel Valley Tribune reported in December of 2010 that the struggling Lakes Center had fallen into foreclosure and was taken over by Bank of America. Popular chains that had left the center include Best Buy, Barnes and Noble, Macaroni Grill, Fatburger, DSW and Starbucks. In January of 2011 a San Gabriel Valley reporter, who walked around the center described the Lakes Center as “ghost town".

In 2013 the Edwards Theatre was nearly alone in the center with nine other spaces for lease for shops or restaurants.
