The Osbunn Theatre in Hillsborough, NC was located near the downtown and historic districts. The name was a portmanteau of the owners names.
The 200-seat Osbunn Theatre was operating prior to 1926. It had a segregated balcony for African-Americans which had its own separate box office, which is still there in 2019 with its glass intact. It closed somewhere in the mid-1950’s (still open in 1957) or perhaps the early or mid-1960’s. The front of the building in 2018 was in retail use by Carolina Game & Fish.
In early-2019 there were plans to convert it back into a community cinema, but these fell though and the space will be used as a restaurant.

The front of this building is still there as attested to in the following

The correct address is:
120 W King St, Hillsborough, NC 27278
When Mapped on Google maps it maps to the back of the building. This is why I think the main part of the theater was torn down.
