I remember seeing a sign for this theater in Albany during the 1980’s. It was closed then and has probably been gutted. Nobody I know who lived in Albany remembers the theater. It was around the corner from the Albany Theater and the State Theater.

Could it have been the Broad Ave,Cinema on CT,Jesse.
I definitely remember seeing Tenth Avenue Theater. It could have been Broad Ave. before. What are the dates of the ads you mention in the posting for Broad Avenue. I remember seeing this during 1982-83. Let me know if you have a picture of the building. That way I can know for sure.
The Albany Herald Jan 1 1975 has some great ads of those theatres there, pull it up and maybe that can help.
Looking at the satellite picture for the Broad Avenue Cinema, it was in a different area of town from this theater. There were actually buildings surrounding this theater.
i grew up in albany. never heard of 10th avenue theater. albany, state, and broad avenue theates were all in the same area, each around the corner from the other. albany theater was a grand place (for a sleepy farm town), with a nice balcony, etc. state also had a balcony but was a step down in opulence, and the broad avenue was closed for some time but re-opened in the mid seventies sort of as as semi porn/kungfu/blackspoitation screen. but the broad ave was ok, too, but kind of small.
