Why did it close?

Anything from its run as a theater exist today?
I was there today, 6/14/25, nothing has been constructed on the site. I wasn’t able to get picture.
I visited the theater when it was porno, 90s? They played gay porn downstairs.
No pics of interior?
Was the interior ornate or plain? Did it have a balcony?
Any interior shots of its days as a TV studio? What did it look like as a TV studio?

Before showing porn, was the auditorium on the second level?
Any thoughts why they renovated theater didn’t succeed as a performance venue?
Does anyone know why it used as a movie theater? I think it could’ve thrived as a neighborhood movie theater for many years.
Did they theater have dressing rooms or was it built for movies? I remember seeing a show there on late 70s.
I heard a rumor the Fair is closing. Someone read it on Reddit.
Wish there were interior photos even if it was plain

I wish the quality of the pictures could be better but I didn’t want to a chance staff might tell me t I stop.

I passed by yesterday and noticed the gate is down and the Rite Aid sign is gone. I hope there aren’t plans to demolish it.
